Born & Raised in OC

Neighborhoods I Know by Heart

I didn't just end up here — I grew up here. These are the streets I've walked, the communities I've watched grow, and the neighborhoods I'm proud to call home.

Orange

Orange

The City of Orange has something for everyone — from historic bungalows around the Circle to semi-rural equestrian properties in Orange Park Acres. Here's a look at the neighborhoods that make Orange one of OC's most distinctive cities.

Old Towne Orange

Historic charm, tree-lined streets, Craftsman bungalows, Spanish Revival homes, and the iconic Orange Circle. Walk to restaurants, coffee shops, shops, and community events.

The Plaza / Orange Circle

The heart of Old Towne, centered around Plaza Park. A lively, walkable area surrounded by historic homes, local restaurants, shops, and community events.

El Modena

One of Orange's oldest neighborhoods, with citrus-growing roots and a strong community feel. A mix of character homes, ranch-style properties, and newer development.

Eichler Neighborhoods

Fairhaven, Fairhills, and Fairmeadow are known for their iconic mid-century Eichler homes, open floor plans, natural light, and indoor-outdoor living.

Broadmoor

An established residential area with charming homes, mature trees, and a classic Orange neighborhood feel. A mix of original homes and beautifully updated properties gives the area plenty of character.

Presidential Tracts

Established residential neighborhoods with mostly single-family homes, mature landscaping, and a classic suburban Orange feel. Popular for their central location and neighborhood atmosphere.

Orange Park Acres

A unique semi-rural pocket known for larger lots, equestrian properties, mature trees, and a country-like atmosphere while still being close to everything Orange County has to offer.

Mabury Ranch

An established east Orange community with larger homes, parks, and a suburban setting near the foothills.

Serrano Heights

A newer foothill community with planned neighborhoods, detached homes, open space, and access to nearby trails. Some properties feature beautiful hillside and city views.

Orange Hills / Foothills

Set in the eastern hills of Orange, these neighborhoods offer elevation, larger properties, mature landscaping, and, in some locations, sweeping views.

HOA & Mello-Roos — Many established Orange neighborhoods have no HOA and no Mello-Roos, although newer planned communities may have one or both. It's always worth checking the specific property.

Villa Park

Villa Park

Villa Park is one of Orange County's most coveted — and most private — cities. Small in size but big on character, it's a place where neighbors know each other and homes are genuinely cared for.

Central Villa Park

The classic Villa Park experience: quiet, tree-lined streets, established ranch and custom homes, generous lots, and a strong neighborhood feel.

Villa Park Estates

Known for spacious properties, mature landscaping, and larger lots, including many homes on approximately half-acre parcels.

Cerro Villa Heights

A spacious area with roots in Villa Park's citrus-growing history. Larger lots, mature landscaping, and a more open, semi-rural feeling are common.

View Areas

Properties toward the eastern and southern portions of Villa Park can offer elevation, larger lots, and views toward the surrounding hills and Santa Ana Mountains.

Villa Park Orchards

A gated community with a more planned-neighborhood feel, built on land associated with Villa Park's former citrus industry.

Somerset

A smaller gated community featuring custom-style homes and a more private neighborhood setting.

Villa Isles / Patrician / Havenwood Farms

Established residential developments featuring spacious homes, mature landscaping, and the larger-lot character Villa Park is known for.

HOA & Mello-Roos — One of the things many buyers love about Villa Park is that most traditional neighborhoods have no HOA and no Mello-Roos. Some newer or gated communities do have HOA dues, so it varies by property.
